General Comments: The site is situated along US Highway 183A, which is a major toll road that recently opened to traffic. The site is directly across US Highway 183A from a project being developed by the Endeavor Real Estate Group known as the 1890 Ranch. The project is currently under construction and will be between 800,000 SF and 900,000 SF of retail and office space. The lead tenants within the 1890 Ranch project include Super Target, Petsmart, Cinemark, Circuit City and OfficeMax. The site is also proximate to the 260,000 SF Cedar Park Regional Medical Center, which is a partnership between Seton Healthcare Network and Triad Hospitals, Inc.
